## How it is calculated

Standard amortising instalment: *P × r ÷ (1 − (1 + r)^−n)* where P is the amount financed, r the monthly rate and n the months.

Islamic **Diminishing Musharakah** (used by Meezan, Faysal, and Islamic windows) is structured as joint ownership with rent plus unit purchase, but the monthly outflow tracks the same formula at the bank's profit rate.

Affordability follows the common bank rule that the instalment should not exceed 40–50% of verifiable household income.

## Frequently asked questions

**How much house loan can I get on my salary?**

Roughly the loan whose instalment is 40–50% of your net income. At a 14% rate over 20 years, each Rs 100,000 of monthly instalment supports about Rs 8 million of financing.

**What is the minimum down payment?**

Typically 15–30% of the property value; lower for first-time buyers under government-supported schemes when they are open.

**Fixed or floating?**

Almost all products are floating, re-priced annually or semi-annually against KIBOR. A few offer fixed rates for the first 1–3 years.
