Apna Ghar housing loans: Rs 426 billion approved, only Rs 76 billion paid out so far
Banks have approved more than half of the Rs 700 billion target, but less than a fifth has reached borrowers. The prime minister has told the State Bank to make approvals and payouts simpler.
Banks have approved Rs 426 billion in housing loans under the Prime Minister's Apna Ghar programme, but only Rs 76 billion has actually been disbursed, Prime Minister Shehbaz Sharif was told at a meeting with bank heads on Friday 9 October 2026, ARY News reported.
The programme's financing target is Rs 700 billion, enough to support the building or purchase of about 125,000 homes. Approvals are past 60% of that, but money in borrowers' hands is about 11% of the target.
What the PM ordered
The prime minister directed the State Bank of Pakistan to simplify how housing loans are approved and paid out, and said consultations are under way on a framework to help developers get financing, ARY reported. The gap between approval and disbursement usually comes from the steps after a loan is sanctioned: title checks, valuation, construction-stage releases and, for new builds, the developer's own approvals.
The meeting was attended by Finance Minister Muhammad Aurangzeb, SBP Governor Jameel Ahmad and the heads of National Bank, HBL, UBL, Meezan Bank, Bank Alfalah, Standard Chartered, the Bank of Punjab, BankIslami and House Building Finance Corporation.

If you are applying for a housing loan
- Ask your bank for the disbursement timeline in writing, not just the approval. For a house under construction, money is usually released in stages against inspections.
- Keep the property papers ready before you apply: the registry or allotment letter, the approved map for construction, and the seller's documents. Most delays come from title verification.
- Work out the monthly instalment first. Our home loan calculator shows the instalment for any amount, rate and term, and the stamp duty calculator and property tax calculator cover the costs of the transfer.
The meeting did not announce any change to the scheme's markup rates or loan limits. Check the terms with your bank before applying.
